Farm House In The Niccone Area In Umbria |

THE SITE
The farm called "LA CHIOCCA" is located on a hill near the small
city of Niccone. From its high position in an agricultural environment
the property enjoys magnificent Umbrian countryside views in all
directions. Getting here is easy, the exit from the super highway
is only a few miles away, the property is not more than 30 minutes
from Perugia- the region's capital, and approximetely 30 minutes
from the cities Assisi and Cortona. Tuscany- the adjacent region
is 10 km to the west.
Lake Trasimeno with it's vacation resorts, and water sport facilities
is about 30 minitues away. Nearby the fashion house "Prada" has
bought an old castle and hundreds of acres which are being converted
into a health farm and golf club with fine restaurants and other
vacation facilities.
THE HOUSE
"LA CHIOCCA" consists of two separate buildings of which one - the
main house is a medieval, two storey building: The upper floor was
for residence the ground floor housed stables. The second structure
is an agricultural annex which is soon to be converted into dwelling,
as illustrated in the plans.
The buildings have thick walls constructed with local stone, traditional
terracota tiles cover the roof. The general aspect of the buildings
is typical to the vernacular architecture of farm houses in Umbria.
It is very simple with few elements of decoration but as a whole
reflects upon the down to earth traditional way of life in the region.
THE PROJECT
During the restoration process the exterior of the houses will be
kept unchanged in order to preserve the architectural character
of the buildings. The interiors, however, will be altered to accommodate
apartments of different sizes.The project includes the instalation
of modern infrastructure and traditional finishing materials for
the adaptation of the interior spaces. The division into independent
apartments is flexible. The property can also be developed as two
separate villas with a commom swimming pool and outdoor areas.
COMMON AREAS
The houses are equipped with a swimming pool and commom outdoor
areas as shown in the site plan. There is a private gravel way leading
from the main road into the plot, and an area for car parking.
THE PLOT
La Chiocca Farm is part of a greater property of some 104 ha. of
nuts and cherry plantations, cultivated fields and forests. The
owners will add some 2 ha. to the project here proposed. The above
plot, immersed in the surrunding forest, makes an ideal secluded
location. |
