I Tufi In The I Bizzi Area Near Montone In Umbria

THE SITE
The house called I TUFI in the "I BIZZI" area is located north of
Umbertide, not more than 5 km from the old city center. This house
is located in a unique position in a rich agricultural region bellow
the medieval city of Montone, the house enjoys magnificent Umbrian
countryside views in all directions.
Getting here is easy, the exit from the super highway is only a
few miles away, the property is not more than 30 minutes from Perugia-
the region's capital, and approximately 30 minutes from the cities
Assisi and Gubbio. Tuscany- the adjacent region is 30 km to the
west.
Lake Trasimeno with it's vacation resorts, and water sport facilities
is about 30 minutes away. Nearby the fashion house "Prada" has bought
an old castle and hundreds of acres which are being converted into
a health farm and golf club with fine restaurants and other vacation
facilities.
THE HOUSE
The "I TUFI" house is a medieval, two storey building,composed of
different volumes, resembling a castle.
Storage and agricultural sections are mixed with residence areas
where the upper floor was used for dwelling and the ground floor
housed stables.
The building has thick walls constructed with local stone, traditional
terracota tiles cover the roof. The general appearance of the building
preserves the authentic architecture of farm houses in Umbria. It
is very simple with few elements of decoration but as a whole reflects
well upon the down to earth traditional way of life in the region.
THE PROJECT
During the restoration process the exterior of the house will be
kept unchanged in order to preserve the architectural character
of the building. The interiors, however, will be altered to accommodate
apartments of different sizes. The project includes the instalation
fo modern infrastructure and traditional finishing materials for
the adaptation of the interior spaces. The division into independent
appartments is flexible, enabeling variety of choices in the interior
subdivision of each unit according to one's personal needs.
COMMON AREAS
The house is equipped with a swimming pool and commom outdoor areas
as shown in the site plan. There is a private gravel path and an
area for parking.
Most of the apartments have a private garden.
THE PLOT
The size of the plot is about 4000 sqm. The surrounding agricultural
land is cultivated by a local farmer. The plot's area is divided
into common and private outdoor spaces, as illustrated in the plans.
